Thank you for this post. Would just like to add that, if you are thinking of refinishing your own floors, the time factor is SO important.
Lots of us amateurs want to get the job done as fast as we can. But, the truth is, if you want decent results, you've got to be prepared to plan you work, and then take the time to work your plan.
My early efforts at floor sanding were poor due to my desire to rush the job. Nice and slow gets you there quicker in the end!
